Developers are required to give new home buyers in a subdivision an Arizona Department of Real Estate (“ADRE”) Public Report. The Public Report should be read before signing any contract to purchase a new home. Although some of the information becomes outdated or is no longer accurate, subsequent buyers may also benefit from reviewing the Public Report. Public Reports dating from January 1, 1997, are now or will be available on the ADRE website at http://159.87.254.2/publicdatabase/. The purpose of the Public Report is to point out material information about the development. For example, the section of the Public Report entitled “Adjacent Lands and Vicinity” will disclose adjacent land uses that may be of concern. Note, however, that the Public Report is prepared by the subdivider, could be inaccurate, and should be verified. The ADRE does not independently verify the information in the Public Report.
