A Griffith Listing

Real Estate Services by Jon Griffith

Marketing Strategy

Marketing a property for sale in our current environment involves an approach that’s relevant to the expectations of today’s buyers.  While traditional methods can be employed, such as print advertising and open houses, to expose your home to the world, we focus on digital platforms, which is where your target market spends most of their time.

Team Approach

We leverage the power of our team to create a smooth transaction process from start to finish to ensure that we don’t miss any important details and that you achieve the goals you set out to achieve.

Pricing the Property on Point

We provide you with the information you need to determine a fair value asking price for your home and help advise you on the steps needed to take to maximize your property’s sellability in the marketplace to reach your expectations.

MLS Publication

Your property will appear in the Arizona Multiple Listing Service, the primary source for all of the licensed agents who represent buyers in this area.

Syndication

Nearly every major real estate website (Zillow, Trulia, Realtor.com, HotPads, HomeSnap, etc.,) within 24 hours, will be populated with the information that internet shoppers are looking for, giving millions of people access to view your property online, and connect with us when interested.  In addition to this, any brokerage offering online IDX access to the MLS will also index and display the property information.

Dedicated Property Websites and Tours

Your property will have a dedicated website specifically designed to showcase your listing and to capture the information of interested parties.

  • Site Example:  3302 N. 7th Street
  • eProperty Tour: 3302 N. 7th Street

Secured Access and Follow Up

We don’t just market to the prospective buyers.  We also market to the agents who access the property with their prospective buyers.  Lockbox access to the property is captured and recorded to ensure we know every individual who accessed the home.  All call inquiries are captured as well and everyone who expresses interest is contacted directly for feedback.

Reverse Prospecting

Many agents are unaware that they are able to find prospective buyers through reverse prospecting in the MLS.  We reach out to all agents who have clients whose searches resulted in your property being shown to them regardless of whether or not their agent has shown them the property.

Social Media Promotion

Traditional mailings have a very low rate of return and we have found success marketing specifically to your property’s area through targeted advertising on Facebook.  Your home’s presence on the market will be digitally published directly to the eyeballs of those who fall inside of the demographic that best fits.  In addition to targeted marketing and boosted posts on Facebook, your property will be published directly to our Facebook page, broadcast on Twitter, Instagram, Craigslist and many other digital platforms.

Examples

  • Craigslist: 512 W. Claremont, Phoenix
  • Facebook Boosted Posts:  5321 W. Orchid Lane, Phoenix

Direct Networking

We will connect with as many people as possible within your property’s community as we can through phone calls and direct marketing to generate interest and encourage current residents to take us up on the advantage they’ll have to choose their own neighbors.

Property Tour

When available, your property may be placed on a local REALTOR® tour which will give your property the opportunity to be touched in person by other buyer’s agents in the area giving you valuable feedback about what their buyers are looking for.

Home Book

A Home Book generated by our title company will provide any prospective buyer with the information they need about the property which will be on hand inside the listing during the marketing period.  The home book contains comprehensive data about the property and the area, market statistics, and a bit of history on the property.  All of these help find the buyers who are serious about presenting a fair market value offer.

We Keep you Informed

We provide you with online access to every step of the process from list to contract to close.  You will be able to see all of the tasks we have ahead of us, and all of the tasks that we’ve completed.  Listing a home involves in excess of 180 different steps.  My team can make sure that those steps are completed and that your goals are our priority.

Aggressive Negotiation and Attention to Detail

We fight for your best interests and we make sure not to overlook important deadlines and obligations that you have throughout the contract timeline.

We are in the business of helping homeowners achieve their real estate goals.
